- How do I pay rent?
- Log in to the Resident Portal and pay by ACH (no fee) or card (processor fee applies). Auto-pay is available and recommended.
- How do I submit a maintenance request?
- Through the Resident Portal with photos, or by calling us for anything urgent (water leaks, no heat, lockouts). We aim to dispatch within 2 hours for emergencies.
- When will I get my deposit back?
- Within 30 days of move-out, per Utah law. We itemize every deduction with photos and receipts — if there's nothing to deduct, you get it all back.
- Can I renew my lease?
- Yes — we reach out about 60 days before your lease ends. Renewals are common and we do our best to keep rent increases modest for residents in good standing.
- Am I allowed to paint / hang shelves / have a pet?
- Most requests get a 'yes' — just message us through the portal first. Pets depend on the specific lease and property; some owners say no, most say yes with a small pet fee.
- What if I need to break my lease?
- Talk to us early. We handle early termination case-by-case and always look for the solution that costs you the least.
