Do you manage rentals in St. George?
Yes. It is our southernmost service area and our smallest, which means you get a direct answer about whether we are the right manager for your property rather than a sales pitch.
Can you manage it if I don't live in Utah?
Yes, and most of what makes that work is deliberately boring: monthly statements, direct deposit, photographs with every inspection and a person who answers the phone. You should not have to drive past a property to know how it is doing.
Should I rent it long-term or nightly?
We only manage long-term rentals, so treat this as a biased but honest answer. Nightly rental can earn more gross revenue and costs considerably more to run, and your city and HOA rules decide whether it is even allowed at your address. Check the rules first, then run both sets of numbers.
